Why Tenants Need Guarantors?

Most landlords require tenants to have a credit score of 700+ and a monthly income three times the rent—criteria that are hard to meet for many renters in Ontario.

However, these requirements often overlook the struggles of working people. If you don't fit this mold, you’re out of luck—your rental applications will keep getting rejected.

But don’t worry! With our help, you can obtain a guarantor who will provide extra peace of mind to your future landlord, even if your credit score or income isn’t perfect. Having a guarantor can help landlords view your application in a much more positive light.

OUR PHILOSOPHY

Why Choose Us?

  • We believe a low credit score or modest income doesn’t make you a bad tenant.

  • Unlike many landlords, we do not ask intrusive questions, such as your Social Insurance Number.

  • We’re glad to provide guarantors to qualified tenants who want a smoother process in finding a place to live.

  • With our guarantor on your side, your application will stand out, even if you don’t have the credit score of Justin Trudeau or the income of Doug Ford.

OUR PRICING

How Much Does It Cost?

There’s a small upfront fee of $93+HST for the Background Check. If you meet our requirements, you will be introduced to qualified Guarantor who will charge a Guarantor’s Fee.

You only pay Guarantor’s Fee AFTER the landlord approves your rental application. Typically, Guarantors charge 30%-50% of your first month’s rent; however, in some cases, Guarantor’s Fee might be higher.
